Booking Terms & Conditions

Please read these booking terms and conditions carefully as they incorporate the basis upon which bookings are accepted by Unique Short Stays.




7 DAYS prior to arrival, you will also be required to provide your current credit card
This can be used at Unique Short Stays discretion for any breach of the Terms and
Conditions set out below ie: extra guests, damage of any sort to the property or its
belongings, additional cleaning, noise complaints resulting in loss of booking/rental
income, lost keys/remotes, call out fee for access, after hours call out fee, extra
rubbish removal or cancellations administration fees.

All our properties/apartment accommodation are Smoke Free (NO SMOKING),
without exception.


After full payment of your accommodation, keys (and remote controls if applicable)
are to be collected from our 24HOUR key collection machine
If you intend to arrive after hours, then you must make prior arrangements with our
office. No responsibility will be taken for late arrivals without prior notice and late key
collection may incur a fee.
All guests are responsible for the safekeeping of accommodation keys/remote
controls and call out fees of $50-$150(depending on time of day) are payable if
access is required after hours due to guest misplacing or locking keys inside
Should keys / remote be lost, a replacement fee of min$100 per set (remote controls
may cost more to replace) will be charged without exception. This cost is passed on
from body corporate/owners corporation
All keys/remote controls are to be returned to our 24hour key machine anytime
before 11:20AM on your booking’s checkout day.


Unless otherwise previously agreed with Unique Short Stays, all short stay
properties/accommodation must only be used for private, residential usage and to
accommodate the number of guests stated on your Booking Confirmation.
No functions or parties may be conducted at the Property under any circumstances.
Exceeding the stated number of guests (on the booking form) will result in a
termination of your Booking and you being required to vacate the accommodation
immediately without refund.

For convenience of our guests, that bed linen and towels are provided at Unique
Short Stays properties. But if linens are damaged/stained to a point where our
professional laundry cannot fix items, replacement charge for damaged items maybe
We supply a decent quantities of kitchen/bathroom cleaning supplies but it is
expected that
you will need to bring/purchase extra supplies for longer stays.


All Unique Short Stays bookings are accepted on the basis that all occupants will
treat the property with the same respect as their own home. The house must be left
in the same tidy/respectful state it was found. Actual cleaning is included to bring
bring property back to a professional standard for you. But if property is left beyond a
respectful level, cleaning company may charge us a extra cleaning fee which will be
passed onto the guest who made the booking.


Additional charges or immediate termination may apply in the event of unnecessary
or excessive noise nuisance or disturbance caused to neighbouring properties during
your occupancy.
Unique Short Stays has the absolute and sole discretion to cancel your occupancy in
the event that your (or your guests) actions or behaviour compromise the safety and/
or quiet enjoyment of neighbouring properties or others.
You are fully responsible and liable for payment of all charges incurred, irrespective
of such cancellation, together with any financial loss suffered by the Property Owner
and/or Agent, to be debited to your credit card without further notice.

Pets are welcome to stay at our homes and apartments but only if house trained.
Our apartments/buildings are considered pet friendly, there is a $25 / animal/stay
charge for pets. If extra cleaning results from your pet. You will be responsible for
extra cleaning charges.

Whilst you are in occupation, you are fully responsible for all breakages and damage
caused to the Property, its furniture, fittings, or any consequent loss suffered by the
Property Owner/Agent. Any such breakages, damage or loss must be reported

IMMEDIATELY to the Agent and either replaced to the satisfaction of the Property
Owner/Agent, or paid for prior to departure. Failure to comply with this condition will
result in a debit of any such costs and expenses to your Credit Card without further

All repair and/or service personnel are entitled to enter the Property for the purposes
of conducting any repair, service or maintenance deemed necessary by the Property

Please remember to take your personal property and belongings with you upon your
departure as the Property Owner/Agent accepts no responsibility for any such items
left behind. We will do our best to return

For urgent after hours assistance, please call 0422 363 179. If no reply. Please do
not leave a voicemail. Please only SMS. We will return via call ASAP
An after-hours call out fee applies of $50-$150 (depending on time of day/week) in
these circumstances.
For emergencies please call 000.

Should damage occur, this will be accessed deducted from the credit card provided


I/We hereby acknowledge and agree that the Property Owner and Agent will not be
held responsible nor liable for:
- any injury or loss suffered by the occupants, their invitees or guests whatsoever or
howsoever caused whilst I/we are in occupancy of the short stay accommodation
due to my/our failure to comply with the Terms and Conditions
- any injury or loss suffered by the occupants, their invitees or guests whatsoever or
howsoever caused due to negligence on my/our/their part
- any noise, disturbance or inconvenience caused as a result of renovation/building/
road works being carried out in or near the vicinity of the holiday accommodation
- the standard of any privately owned holiday accommodation furnishings and
fittings. It is hereby agreed that Unique Short Stays provides holiday accommodation
booking services only for and on behalf of the Property Owner. Any property
descriptions or advertising materials are to be viewed as a general guide only. The
Agent or its representatives will not be held responsible or liable for any deficiency in
the holiday accommodation or its furniture/fittings.

Unique Short Stays reserve the right to cancel any holiday accommodation
bookings at any time, and in this event, all reasonable endeavours will be used
to offer you same standard or better accommodation but without liability.



Deposit only is payable: 50% down payment to confirm a booking. Balance is due 30 Days before arrival.


- Full Balance of Payment is required at time of booking. Bookings on our website are instant confirmation and payment is taken upon booking. If booking manually over the phone or via email with us, we provide 3 business days grace for payment.

REFUNDABLE SECURITY DEPOSIT ( additional security bond)

This is held and charged 7 days prior to arrival. Will be refunded within 7days of departure date.


Valid photo identification is required to check-in, regardless of method of payment.
- Payment can be made via bank transfer or credit card
- Please note that all amounts shown by Unique Short Stays on our confirmation and registration card are in Australian Dollars.
- Accepted credit cards are Visa, MasterCard and AMEX (3.5% surcharge applies)

- A 2.4% credit card fee applies to payments made for bookings made online (excludes direct booking made via our own website). You may wish to change your payment choice on bank transfer to avoid the fee.


Check-in time: after 14:00 (2pm)
Should you arrive prior to 2pm, you may park your vehicle* in our car park and store your luggage in our cloak room until time of check-in. *MSA Campbell Street has no onsite parking.
Check-out time: prior to 10:00 (10am)

Late check-out after 10:00am - an extra night’s rate will be charged, subject to availability.
Minimum lengths of stay apply during special event periods, as determined by Unique Short Stays

All Unique Short Stay homes/apartments are NON SMOKING indoors.
Some apartments have outdoor balcony areas and ashtrays are provided for smoking.


All visitors are required to vacate the building by 11pm. Only registered guests up to the maximum rooming configurations can stay afterwards


Unique Short Stays may evict a guest or visitor without warning, should conditions warrant. Physical abuse towards staff, residents, other guests or security personnel will result in eviction and a life-time ban from all Unique Short Stay Apartments/Homes.

Our “No Party & No Excessive Noise” policy, is agreed to upon booking. will be strictly enforced. Any subsequent damage caused will be charged to the guest. Any person/s found to be creating excessive noise, having a party in their apartment or exceeding the number of permitted guests (listed above), will be evicted without refund. Unless written approval is obtained from one of our team.


Unique Short Stays may evict a guest or visitor without warning, should conditions warrant;

Intoxication and unsavoury behaviour
Overcrowding - when the number of persons in the apartment exceeds the number of sleeping positions

Physical or verbal assault towards staff, residents or other guests
Wilful damage to property.
Any incident for which the police need to be called onto the premises
Any behaviour posing a safety threat to others
Ignoring advice to reduce excessive noise (music or other noise)
Throwing of objects over apartment balconies or from windows
Smoking ($200 cleaning and deodorizing fine also applies)


Adequate identification is required at time of check-in at any Unique Short Stays to verify your identity and must match the name on the reservation. A current drivers licence, passport or other form of photo identification (ID) will be asked for prior to check-in. We require all credit card usage to be accompanied by an official Government issued ID which includes a photo and is valid at the time of your arrival. This ID may be copied and stored as record that we have verified who you are and your authority to use your credit card as a combat to increasing credit card crime. We believe that this policy best protects our guests and benefits all credit card holders, far beyond a simple signature comparison. As per our privacy policy, any personal information contained on the collected identification will not be on-sold, will be securely stored and carefully disposed of at the end of its usefulness.


A credit card charge / authorisation (pre-auth) will be asked for 7 days prior to your arrival


All bed linen, bathroom towelling and kitchen tea towels are provided. A complimentary selection of guest bathroom amenities is also supplied along with kitchen detergent, dishwasher liquid and washing machine powder.

All Unique Short Stays by default have a cleaning/housekeeping service on exit online .

Should during your stay, you require an additional full service outside the normal exit only cycle, this can be arranged at an extra fee of $70-$100.


A rubbish chute is provided on each building floor for the removal of rubbish from the apartment. All guests are responsible for the removal of their own rubbish on a daily basis. Bags are provided for this purpose.


Descriptions are based on information available at the time of publishing and may vary or change at any time. Maps and photographs are shown for general information only and highlight places in surrounding areas. Property photographs are representative only, actual apartments occupied may vary in decor and inclusions from those shown.


We highly recommend all our guests to have an appropriate level of travel insurance. Travel insurance can be arranged by many travel agents.


A child who is staying without the accompaniment of a parent, guardian or adult over the age of 18 years is considered by most hotels as an unaccompanied minor. An unaccompanied minor/s may be permitted to stay at Unique Short Stays if they can satisfy the normal payment, bond and identification requirements. Unique Short Stays strongly advises against minors staying alone without adult supervision for safety reasons, as our apartments may have gas cooking facilities, sharp knives, internal stairs and bathtub which could be hazardous to minors staying alone. Unique Short Stays cannot accept any responsibility for injury caused by an unsupervised minor staying in our apartments, nor can we provide the service of supervising and caring for a minor during their stay.


We do our best to ensure your booking arrangements are satisfactory, however Unique Short Stays does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond its control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.


You agree to use one of our car park spaces, you do so at your own risk. Unique Short Stays does not accept any responsibility for damages or loss to your property or property belonging to someone else.


If in the event that Unique Short Stays cannot provide the apartment accommodation as requested, we will find alternative accommodation in another apartment at the same property or another Unique Short Stays location. In extreme cases we will relocate guests to a nearby hotel of similar or better standard (including transportation) or offer a full refund.

In the event that a guest fails to pay immediately upon demand any amount owing to Unique Short Stays, pursuant to the booking and accommodation (including without limitation those incidentals such as telephone, cleaning, etc. set out above) Unique Short Stays reserves the right to deny access to the guest and ask that they vacate the premises.

If in the event that a guest has caused damage to the property or effected other guests / occupants of the property, Unique Short Stays reserves the right to ask that guest to leave and forfeit any monies paid and will require the guest to pay for any damage caused.

If a guest / occupant behaves in an unacceptable or aggressive manner to other guests / occupants or Unique Short Stays security staff, or is suspected of carrying out illegal acts on the premises, that guest / occupant will be asked to leave and the appropriate authorities will be notified. All monies paid will be forfeited.

All Unique Short Stays buildings are secure environments and we do everything possible to ensure security levels are maintained, and we ask that our guests do also. However, Unique Short Stays takes no responsibility for any personal possessions that are lost, stolen or misplaced whilst on the premises. In that regard, we recommend that our guests obtain an appropriate level of travel insurance.


In the event that a Unique Short Stays team member has a legitimate cause for concern or if the guest has not been seen or able to be contacted over a period of time the apartment may be entered by the Hotel Manager or their delegate to ensure the safety and comfort of other guests and our property.

Guests and booking agents of Unique Short Stays are allowed partial impossibility in an agreement (Accommodation Reservation and or Group Accommodation Agreement), where the performance of the agreement by either party is subject to acts of God, war, terrorism, government regulations, national disaster, strikes, civil disorder or curtailment of transportation facilities beyond the control of the parties making it inadvisable, illegal, or impossible to fulfil some or all of the agreement. The Agreement may be terminated without penalty for any one or more of such reasons by written notice from one party to the other.


Free Internet is available across all Unique Short Stays but is limited to a acceptable usage policy
Limit of 1GB per apartment / per 24hr period, excess usage fees may apply. Or speeds maybe limited.
